OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. Contractors that do not like the customer to be around looking at the progress don't get the job.

We had a bad experience with an interior painter years ago, with the crux of the problem being him overcharging us at the end for "extra work" he didn't anticipate. One thing I'd strongly recommend is making sure it's in the contract that any additional work or growth work is estimated and communicated to the owner as soon as it is identified, otherwise the owner is not liable to pay it at the end.


I'm shocked on how little power they want in the kitchen. One outlet on the island? Wait until the kids want to plug a phone or lap top in or they are stinging an extension cord across it to use a blender on the other end. The Refridge/stove/freezer wall sounds a bit scary also. Stove next to a fridge is almost always a no no. You need countertop on both sides of the stove, period.
So sad that Angie's List requires the contractor be notified!! They have lost me as a client. If I'm dissatisfied and want to give an "F" rating (question/workers...I SHOULD NOT be intimidated into passing up an opportunity to explain my experience! There is NO WAY my contractor got an Aplus rating from over five hundred people....so someone was lying....yet I can't report that without the contractor knowing it? REALLY?
Complete the EPA’s Renovation, Repair and Painting (RRP) program. As of 2010, all painting contractors in the United States must be officially certified to work with lead-based paints. The purpose of the RRP program is to inform new contractors about the risks and proper safety procedures for working on properties that contain hazardous materials.[2]

I would not recommend this company for the following reasons:1. Original appointment was very specific to them on what was needed and to take photos for 3 apartment unit plumbing fixture repairs. One unit had a bathroom tub/shower backup.2. No photos taken, 3 trips later and only 1 unit completed to satisfaction. (Backup) 3. Other faucets unable to find on line with their suppliers and repair 4. Had to find another plumbing company to complete the jobs. 5. Invoicing had to be redone as not in detail of job address for tax purposes 6. Bad communication throughout the project process with their internal customer service. Their technician and project manager ordering parts. 7. For the back up. Did not bring out correct snake on both trips and had to replace lines as too small to break through backup. Costing over $800 for 3 trips just to complete that situation out. 8. Ordered the wrong parts when 2nd trip out since no photos taken to confirm what was needed. Very dissatisfied and will never ask them to work in any of our rental properties again.

Buying a can of premium paint, then bait and switch over to low-line products? Again, complete nonsense. Think about it for a moment; the Painter needs 5 gallons of wall finish. So, he buys one can of premium and the rest 'cheap'? How is he going to hide the 4 other gallons? What's he going to hide it in??? He only has ONE gallon of premium. It's not as though he's going to keep older can labels, they would be covered in paint of a different colour.
Safest way to ensure that everything is fair is to get it ALL in writing , signed by both parties. Specify each item that needs repair. Also, BUY the paint YOURSELF. That way, there is no incentive to water it down, and you KNOW that you are getting the grade/quality you actually purchased. Don't be penny wise and pound foolish; if you are paying to hire a painter, buy the best paint that you can afford, to ensure maximum life of this home improvement.
Picking exterior house paint colors is a lot different than picking a color for a shirt or a car.  It may help to drive around to observe colors that other homeowners have combined on homes that are of similar size and design as yours.  There are also online resources that provide homeowners with the ability to create virtual makeovers of their home by combining colors together through their software programs as well.

It may seem obvious to the homeowner that the contractor will remove any old wood, trim, empty paint buckets, worn out drop cloths or other detritus associated with painting, but unless this is stipulated in writing, the contractor may not remove everything once the job is complete.  Having everything in writing, with your contractor, makes certain that every small detail is going to be taken care of.

I agree with JHs. If there is no new color on it at all, just talk to the painter about it, if it was an honest mistake (which can happen very easily while painting) your painter should have no problem fixing it. However, in my years of experience, it is not unusual for 2 coats of door paint (good quality) not to cover very well at all. I once painted a red door 7 times, plus a tinted prime coat before I found the door to be a solid color.
Painters with bad reputations can avoid the problem of reference checks by giving their customers lists of relatives and friends.  The people will say great things, and the customer won’t be the wiser.  The best way to avoid this smoke and mirror trick is to ask specific questions about the project. If the reference seems hesitant, doesn’t know the details, or gives sketchy responses, be skeptical. 

This is the second time we've worked with House Painting, Inc. and we love them.  For both our interior and then our exterior the job was done beautifully by incredibly pleasant and skilled workers.  In both cases great care was taken to protect our furnishings/landscaping.  The painters were conscientious, professional and thorough.  The price was fair and represented great value for money, particularly given the quality of the personnel, the job and the customer service.

To maintain a wet edge, start near a corner and run the roller up and down the full height of the wall, moving over slightly with each stroke. Move backward where necessary to even out thick spots or runs. Don’t let the roller become nearly dry; reload it often so that it’s always at least half loaded. Keep the open side of the roller frame facing the area that’s already painted. This is an area that interior painters can easily cut short to save time. Not only did they paint our home- they also helped reattach a drain pipe that had partially come off the home, removed a small bee or wasps nest hanging off a side of the roof (this was SO nice of them and totally unexpected), and painted over some railings that were in serious need of TLC but were not included in our quote (we didn't ask for them to be painted when James came to meet with us). David asked my husband first about the railings and only painted them when he gave them the okay- it looks so much better and we appreciated this so much! While the painters were working we also had a termite inspection and contractor come over to look at something in the kitchen- David's team had no problem with this and were very accommodating.
I live in Fair Oaks and had my entire 2700+ s.f. home with baseboard/crown molding; ceiling and walls to be painted.  A big job.  We got 4 different bids with this one making the most sense.   The job took a bit longer than (by only 3 days) but admittedly we had a LOT of trim work.  The best part and the reason I give them 5 stars - is they showed up on time; kept the area clean and clear..and the guys / crew were the nicest people.  Having people in my house for over a week was comfortable.  I wasn't there on the final day for the walk through but they came  back the next day and finished the minor details  and even left me 4  containers (mine) clearly labeled for any touch-ups i have to do in the future (along with the larger unused portions of paint) House Painting Westminster Colorado
