Specify whether the contractor or you will supply the paint. Check Consumer Reports' paint ratings: In its tests, some relatively inexpensive paints performed better than more expensive paints and cost $10 to $20 less per gallon. But keep in mind that most paints will resist cracking, peeling, mold and mildew. Who does the painting — and how well they do it — is more important than what's in the bucket. Taking a few moments to read the following few pages could save you both money and frustration by avoiding a bad contracting experience.  The fact is, painters range in the quality of services they provide, and there are many inexperienced, unlicensed and unqualified people and companies that masquerade as professional painters. Many homeowners are so focused on “how much” that they never even consider anything else. This can lead them to hire the wrong company.

In 1894, a national association formed, recreating itself in 1918 as the National Federation of Master Painters and Decorators of England and Wales, then changing its name once again to the British Decorators Association before merging, in 2002, with the Painting & Decorating Federation to form the Painting & Decorating Association. The Construction Industry Joint Council, a body formed of both unions and business organizations, today has responsibility for the setting of pay levels.[2] Home Painters Westminster Colorado

In addition to getting references from your finalists, you’ll want bids. Get them from at least three different contractors, and make sure they’re all based on the same criteria. Find out what each contractor’s estimated timeframe is for the project, and whether there’s a waitlist. A good contractor should offer a warranty. Three years is fine; one year usually isn’t enough. Look at the warranty in writing, and make sure you understand any limitations or exceptions written into it.

Just as with exterior painting, picking the right color scheme for interior spaces requires a certain amount of imagination and creativity. Simply thinking about what color would look best on a wall isn’t enough to ensure a positive paint job. Virtually any color will look good on a surface as long as it is applied correctly, but choosing the right color involves looking at an interior space with a very critical eye.

When the homeowner is at the point of hiring a painter, they generally will have colors selected or at the very least a color in mind. I always ask for the colors before I bid a job. Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. The best advise I can give based on 25 years in the business is to put it all in writing, colors, brands of paint preferred, when the work can be done, who moves furniture and how payment will be handled. I never get up front money. BTW you most definitely get what you pay for with paint. Higher quality products results in and better looking job. Don't be a cheapskate when it comes to paint or the painting contractor.

These days, it seems like anyone with a paintbrush and a business card can call themselves a painting contractor. Homeowners who are most likely to be taken in by these unscrupulous “painters” are those who are focused on cost and cost alone. With painting, like anything else in life, you typically get what you pay for. If the painting contractor you are considering cannot answer these ten questions, proceed at your own risk. If they answer all ten satisfactorily, then you know you’ve found a great great professional contractor to work with.

Second: all the tricks of the trade in regard to "cheating" customers is for hustlers and cheaters and NOT established businesses. At the end of the project the job should come out looking professionally painted as specified in the contract. A selected color that takes multiple coats that was not calculated by the contractor should cost more money. It's not the fault of the painter.

If you're lucky, all your house may need before repainting is a good, healthy bath. Wash it down with a hose, and go over stubborn dirt with a scrub brush and warm, soapy water. Or wash it down with a power washer. If you're not so lucky, then you just have to face the fact that a time-consuming and dirty job lies ahead of you. Do the job well, and your paint job will not only look better, but it will last for five to eight years on average.

Ask companies to include all details in writing. Although that sounds simple enough, too many contractors submit offers such as "paint house for $5,000." A friendly contractor may offer a reassuring handshake and promise that the crew will take care of all the details — starting on time, working every day, cleaning up, etc. That's great, but why not include each point in the proposal? If it's a challenge to get a written description of labor, materials and other details, things will probably get worse when the work starts.

Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.

I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable. House Painting Westminster Colorado&app=desktop">House Painting Westminster Colorado

If there is any peeling — and there usually is somewhere — it's essential to scrape off any loose paint. This doesn't just mean the parts that are already separated from the wood and ready to fall off on their own. Each spot where paint has peeled loose needs to be scraped thoroughly until you can no longer get the sharp corner of a putty knife under any of the surrounding edges of paint. Then, the bare spot needs to be sanded until the paint edges are smooth.

Even if you go it alone, specialize to keep your initial investment low. If you do only interior painting, for example, you might get by with one ladder, a few brushes, rollers, basic hand tools and such, for an investment of less than $300. Again, you can add to your tools as you need to (every job is a bit different), and parlay profits into the equipment necessary for exterior painting or working on large commercial properties.

In England, little is known of the trade and its structures before the late 13th century, at which paint guilds began to form, amongst them the Painters Company and the Stainers Company. These two guilds eventually merged with the consent of the Lord Mayor of the City of London in 1502, forming the Worshipful Company of Painter-Stainers. The guild standardised the craft and acted as a protector of the trade secrets. In 1599, the guild asked Parliament for protection, which was eventually granted in a bill of 1606, which granted the trade protection from outside competition such as plasterers.[2]
Even if you think you'll probably do the job yourself, it's good preparation to seek estimates from professional home painters, whether your painting the exterior or interior of your home. Then you'll have a financial point of comparison and you may benefit from what a home painting contractor has to say about the condition of your home, color choices and types of paint available. Let the painter make his pitch for a professional job before you decide what to do. You can still opt to do it yourself while having learned something worthwhile.
A do-it-yourself approach can work well for a simple painting project. More complicated, large-scale endeavors tend to require the expertise of a professional contractor. If you live in a house built before 1978, there’s an extra reason to hire a contractor: safety. Houses from that era often contain lead paint, and most contractors are specially trained to minimize the health hazards it can cause.

Whether you are painting the exterior of your home to boost its curb appeal, change a color you don't like or refresh a dilapidated paint job, one thing is certain: Painting your home's exterior is a large job that requires proper planning, preparation and tools. In most cases, painting your home's exterior is a job best left to a pro. But before you call one in, you'll want to consider a few factors that will affect your project's cost.

Your painting contractor should be able to tell you which premium products they use, and why. High-end materials and products perform better, look nicer, and last longer - if your contractor uses low-end options to drive your cost down, they’re not doing you any favors.  When reviewing your proposal make sure a specific product is listed, not just a paint manufacturer.  Every manufacturer has contractor grade options.
Meet the pros. Call in at least three different contractors for your job. (Friends and family are good reference sources.) And be home for the initial meeting with them. That way, you’ll know how much time each contractor took to assess the condition of your home. The longer he takes, the more realistic the estimate you’ll get. Even an experienced painter will need more than a quick walk around your house.

Receive for your contractor’s license. Once you’ve passed your licensing exam, registered your business through the proper channels and shown proof of liability insurance, you can submit an official application to receive your contractor’s license. This can be done online or by mail. Following a short review process, you’ll be issued your license, after which you can get to work securing jobs and building your business’s reputation.[19]
When coverage is difficult to estimate, add more rather than less when doing DIY wall painting. You can always pour the leftover back into cans. For large jobs, use the bucket and a roller screen rather than a roller tray. It’s much faster to load your roller with the screen than to use a roller pan. Simply dunk the roller into the paint bucket, then roll it along the screen until it stops dripping.
"I am so happy with the way my home turned out! It looks so good. Side note: about 45 minutes after he and his team left my house, one of the neighborhood kids ran into my garage door with his bike and scuffed and scratched the paint. I texted Darren to see how I get it off. When I tried to remove it, the scuff smeared. He came by early this morning to fix the paint job, free of cost!! I am definitely hiring him to paint my interior walls!!"

Did you even read the article? It was specifying UNSCRUPULOUS painters! And, by the way, the photo at the top was not identified at all. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? If any painters/painting contractors object to a consumer having this kind of information maybe they are the dishonest ones!

Gray is a timeless color, but it could also be considered drab if not accessorized with bold colors. Anyone who has grown tired of looking at white paint on walls for years should consider gray tones. Gray paint is cooler than its white counterpart and more versatile, as it manages to blend well with most decorations. It is an ideal color for all interior spaces and provides the perfect backdrop for color bursts.

Excellent advice because there are many unskilled workers who are "trying to pull the wool over the customers eyes". One has to study about the project for which they are in need. I happen to need dry wall repair and painting done in my home and feel the advice in this article will be a great help to me in hiring someone who is ethical and does good work. Thanks.

You will want to use the highest quality exterior home paint your budget will allow for your project -- not only because it will look the nicest, but also because it will save you money in the long term by offering better coverage and durability. Better coverage means fewer coats and fewer work hours for your painter; better durability means that you won't have to spend money to paint the exterior of your home again in just a few years. How do you know how much paint you're paying for? Here's some helpful math:
If you are planning to hire a painter to work on an exterior painting project, you are most likely to be charged a fixed rate, which is calculated on the basis of the square foot area to be covered. However, most painters charge by the hour for interior projects. Depending on the location, size and nature of the project, season, and the painter’s experience, the labor costs around $50 per hour for a standard painting job.
The article and comments were great information to have before deciding how to go about getting a painting job done. I think the important point is that there are several key choices (who to do the work; color, sheen, quality, of paint; how many coats; amount of prep/repairs to be done and by whom, how long the job will take, provisions for changes, how detailed the contract needs to be; advanced deposit/progress payments/final payment; final inspection, etc.) that need to be made and it requires advanced research and planning in order to become well enough informed to make the right choices. Then it requires spending sufficient time to check materials and inspect the quality of the work while it is on-going, raher than waiting to do it all at the end. President Reagan's philosophy of "Trust, but verify." applies.

Missed appointments, slow arrivals, fuzzy details about deadlines... These are all bright red flags. Punctuality and a sense that your time is valued and appreciated are essential. If it’s a little rocky at the start when they’re still trying to win your business, just imagine what it will be like when the honeymoon phase is over and they have your contract in hand.
I have worked with numerous contractors and I believe that Steve is the best overall that I have ever worked with. He was going to be 30 minutes late and he called to inform me of same. He came in and covered every piece of furniture including lamps, pictures, thermostat, and light switches. He fixed the drywall in the ceiling and after he finished painting our ceiling it is now perfect. If I ever need any additional drywall work or painting I will call Steve. His pricing is both fair and competitive.

O'Neil patches shallow holes and divots with Ready Patch because it dries fast, sands smooth, and stays flexible. Deep cracks and rotten spots are best repaired with two-step epoxies, such as those made by Advanced Repair Technology. (For a step-by-step instructions, see Repairing Rot with Epoxy.) The days of using polyester auto-body fillers on wood are over. "They cure too hard," says Portland, Oregon–based painting contractor Kathleen George. "They look good at first, but then they peel away."
“The end product is amazing! Eraldo and Eduardo’s attention to detail definitely exceeded my expectations. Both did a fine job from beginning to end, including immaculate clean-up. Eduardo was here every day exactly when he said he would be. He worked hard, was diligent and pleasant. I will certainly call Catchlight again for painting and will recommend you as well.”
Take and pass your contractor’s certification exam. Like the licensing requirements, the content and format of the exam will vary depending on your location. However, the test will almost always include a comprehensive written section, on top of which you may be asked to describe or demonstrate key skills. Upon passing your exam, you’ll have between 1 and 4 years to complete the process of formally registering your business.[10]
When it comes to home maintenance, exterior painting is one task that is best left to a professional. Painting contractors have the experience and the manpower to do the job properly and efficiently. They can also recommend the best type of paint for the project, taking climate and building material into consideration. While you may be tempted to save money and turn this into a do-it-yourself project, your safety is important—professionals will have the special equipment needed to get up high and, more importantly, their own insurance, shielding you from liability. But there is a con: working with the wrong contractor. Be sure your contractor is insured, has a good reputation, and offers the best cost estimate to ensure you get the job done without any headaches. We asked Benjamin Moore’s Craig Bunting and Farrow & Ball’s Josephine Rance for tips on finding the right painting professional—so you can sit back and enjoy the finished product.

WOW! I think the guy I hired read this first and I have photos that would make your skin crawl. Bottom line: he got me for $1900.00. Every single thing he painted had to be completely redone....that's when I discovered he did NOT use the colors I picked, he actually used leftover exterior paint from his mother's house! Because I have pets he said things needed to be sealed first and I did agree to that. What I did NOT agree to was using some kind of foul smelling gray stuff ON MY HARDWOOD FLOORS! THEN he painted them BLACK, telling me that all they were good for was covering over with laminate or carpet. He also dripped and tracked paint all over my ceramic tile floors. PLUS left a wet used paint roller in my garden window and had stuff piled in front so I didn't find it until it had dried. I have no idea how much that is going to cost to repair. Then he left without finishing (thank God) but left the "leftover" paint, uncovered, in the rain. Again, hid it so I didn't immediately find it. Obviously we will be going to court but I doubt if I see a penny from him. Home Painters Westminster Colorado

Before the scrubdown, protect nearby plants by misting their leaves and saturating the surrounding soil with water, pulling them away from the house, and shrouding them in fabric drop cloths. (Plants will cook under plastic.) Lay more drop cloths along the base of the walls to collect any falling paint debris. Walls should be wet down before getting scrubbed, then washed with a gallon of water mixed with 1 cup chlorine bleach and 1 cup of either a concentrated, phosphate-free cleaner, such as a trisodium phosphate (TSP) substitute, or Jomax House Cleaner. Working in sections, from the bottom to the top, will avoid streaks. Be sure to rinse walls well before the solution dries. Wood siding and trim should be ready to paint after a day or two of dry weather.

Typically, materials account for 15% of the cost charged by painters. Buying the painting supplies yourself may help you save a lot of money down the road. Be prepared to buy 2-3 gallons for painting the interior walls of an average-sized room. In addition to paints and primers 3, you will need paint brushes, rollers, face masks, rubber gloves, painter’s tape, drop cloths, sandpaper etc. While you can pick up disposable painting brushes for under a dollar from home improvement stores, reusable higher-end brushes can cost as much as $20. A standard roll of 0.98 inches painter’s tape (180 feet) will cost around $5. Equipments such as ladders or scaffolding 4 can be rented for a small cost. An interior scaffold with adjustable platform heights from 2’ to 12’ in 2” increments can be rented for around $8 per hour.

To win work, contractors generally have to bid against other suppliers. To make an accurate bid, they estimate the time and materials required to complete the job. They measure the area to be painted and discuss the type of finish the customer requires. They assess the quality of the surfaces to work out how much remedial work they must carry out before painting. They might have to remove old paint or wall coverings, or repair cracks and other damage. They also calculate the cost of any essential equipment, such as scaffolding for exterior walls.
I found Harvey's House Painting when I was looking through paint samples at Sherwin Williams trying to figure out which colors to paint my new home. I had recently purchased an old home in Land Park that needed the interior to be entirely repainted. The previous owner had painted the living room a dark color, telephone boxes in the baseboard, and a wall needed to be floated. I received a couple of bids, and Rich was competitively priced. My time frame was tight; I was moving out of my apartment into my new house and needed to both paint and refinish the hardwood floors. Rich was able to get started earlier, and completed the job quickly but made sure that my concerns were addressed. Rich was on time and professional. My home is less than 1,000 square feet; 2 beds, 1 bath and I wanted three different colors. Prior to painting the rooms, Rich provided two paint samples for each room and after the samples were on the wall, I decided that the two colors for the living room didn't match what I wanted. Rich then provided an additional three paint samples that were closer to my expectations that day. The previous owner's paint job had blemishes; there were bubbles in the previous paint job, and drips of paint that hadn't been wiped up and hardened. Rich's crew sanded down, removed the previous problems, and made the house look great. I went through the house twice, pointed out multiple areas that needed touch up, and wasn't haggled with. During the walk through, I enjoyed that Rich was professional and didn't argue or try to argue about work that was outside the scope of the contract. He explained that an area in the drywall above the doorframe would need to be replaced due to a bad crack in the sheetrock. The lines on the trim are straight, the walls that are dark have clean lines along the crown molding and baseboard the job looks great, the wall that needed to be floated looks awesome and I couldn't be happier. Because I'm refinishing the floors after painting, Rich said he would come back in and touch up the baseboards and any other issues that I would find later down the road.

FIRST: Unless you can stay in business painting 1 bedroom at a time for $500-$1000, which you can't, then you will be taking on several thousand dollar contracts that require thousands in Labor and Materials to fulfill the order. Multiply that by 3-4 jobs at one time or in our case 15-20 jobs at a time, YOU NEED TO TAKE DEPOSITS!!! It is horrible business not to take deposits. There are many jobs where its not possible to get a deposit and that is built into or pricing accordingly. If we are not getting a deposit, there is a finance charge built in, contractors are not banks. If you don't have a good feeling about a deposit, your hiring the WRONG CONTRACTOR. Hire people you know or well established businesses.
We hired Harvey's to paint the exterior of our house. We had to wait a bit to have the work done, but it was worth it! They did a fantastic job! They showed up when they said they would and finished as planned. When they were finished, they cleaned up everything. We didn't have to pick up anything! I had other bids for the same job and Harvey's price was more than fair and the quality was top-notch! After it was completed, they called to make sure everything was to our satisfaction and told me to call them if we found any problems or areas needing touch ups. I highly recommend Harvey's House Painting!
Dave, you said it best! Every pro painting contractor truly worth their salt would and should cut and paste exactly what you say here about where customary and legitimate practices and expectations should be in regards to what customers should expect from contractors and how contractors should professionally deal with their customers. By the way, Dave, if you work in the Atlanta area, I would like to hire you! Thank you for your valuable advice!

Most interior painting projects will present corners and edges. Corners, trims, splashes and accents will require cutting in — which generally requires the most patience, preparation and skill. There is a lot of debate among painters whether it is better to cut in before or after applying the roller. Solo painters may want to prepare the surfaces first, apply painter’s tape where required and cut in before applying paint to the rollers. Painters working in teams can split cutting in duties in sections while other team members are applying paint with rollers.
Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.

It is very common for questions to be quickly answered before a contract is signed, but then people who can answer questions have a way of mysteriously vanishing once a job is started.  Not only should the contractor guarantee that questions will be answered in a timely fashion after the job is started, but the referrals that the contractor provided should also be asked how good the contractor’s communication is once the contract has been signed.
If you have ornamental or colorful trees, shrubbery or floral selections around your home you should figure their colors into the color scheme selection that is made.  These landscaping attributes will have an effect on how appealing the property is as a whole throughout the year.  Homes that have a great deal of trees can make the property darker and cast shadows onto the home.  Individuals will want to avoid darker colors for these situations.
