This job is usually done by a professional house painter. The painter will assess the walls, clean, and make any necessary repairs or removal of old wall coverings. They will also tape off any adjacent surfaces and cover nearby furniture and floors with drop cloths. Typically, they will apply a layer of primer, then one to three coats of paint, depending on the color and coverage. Once the paint is dry, they take a final walkthrough to inspect and make any necessary touch ups.
Pressure washing, scraping, stripping, sanding–it’s dirty, hard work. In fact, greater than fifty percent of the time spent working on a home’s exterior finish should be devoted to surface preparation. This kind of preparation is particularly important here in New England where we experience such a wide range of weather. Historic homes (100-400 years old) are especially vulnerable because their thicker layers of paint become impermeable and too brittle to flex with seasonal changes of humidity and temperature.
If you're moving into a new home or ready for a change, it's not uncommon to cringe at the color of your walls. Even if you're in love with the color of your home décor, paint jobs need to be redone every 5-7 years, and even more frequently for your exterior siding. While many home improvement projects may fall under the purview of the DIYer, home painting is unique in that very few homeowners can't get paint rollers and brushes and paint their own homes.
I used to work at Sherwin Williams. The best thing to do is specify that you will purchase your own paint. If the painter objects strenuously, he was plaanning on making money in the ways this article outlines. You might pay a few dollars more for paint, but you will have control of the quality of what goes on your walls. Never skimp on paint quality.
As an owners rep and former estimator for a gc i do expect to pay a reasonable deposit say 10 percent and then weekly progress payments. I am asking the painter to book his time and to do the work on my schedule. Most painting companies are not huge operations they will pay their staff weekly. For most repaints i ask for one tinted primer coat and one finish coat for 100 percent coverage. New work gets one tinted primer and two finish coats for 100 percent coverage. The cost of the paint is not really that different for colors or finish. Brands like european fine paint and C2 are more expensive than Ben Moore and sometimes more difficult to roll based on their consistency. Some home depot brands are as expensive as the Ben Moore and of equal quality others aren't. Red paints are notorious for number of coats required and special priming requirements.
If you are going to hire a contractor (professional painter) give a room by room punch list of the fixing of holes small or big, have it identified for the painter to tell you if you need a drywall finisher or if he does this type of work good. Wall repairs can be 3-5 steps to do repairs ( one per day for good drying of patching material and a good sanding) this is what gives you a good paint job only using high quality paint.
Trees, bushes, and ornamental shrubs can also get in the way of your painting. Prune any branches that hang over the house or brush up against walls. Evergreen trees and tall bushes growing close to the house can be wrapped with canvas drop cloths. Tie one end of a rope around the trunk at least halfway up. Pull the top of the tree out and away from the house, and tie the other end of the rope to a stake placed farther out in the yard. Cover smaller shrubs, flower beds, sidewalks, and driveways with drop cloths to protect them from paint drips and spills.
The obvious trick here is for unaffiliated contractors to use the BBB, PDCA, Chamber or other organizations’ logos without being a member. Other tricks include claiming membership when that membership has expired or even make up fake organizations that sound good.  The BBB continuously goes after unscrupulous companies that attempt to trick customers into thinking they are members.  Nearly every organization has a web page these days; if you suspect something, do a little searching to find out the truth.

Next, undercut the trim to create a gap (Photo 3). When you’re done, scrape any dirt or gunk out of the gap with a putty knife and blow out the dust using a vacuum or air compressor. To avoid staining the concrete, run at least three layers of masking tape under the wood. Apply repellent to all bare wood (Photo 4) including the underside (Photo 5). Bend a putty knife in a vise to make a handy tool for reaching into tight areas. Remove the tape right after application. I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

I like that you mentioned to ask a painting contractor if they have a list of customers you can call who can give you a recommendation. Referrals can be a great way to ensure a company is reputable and has satisfied customers. I want to find the right painter to help me do the exterior of my home. I will be sure to keep these things in mind as I search, thanks.

Yellow is generally a happy color that increases confidence. Similar to gray, yellow can be very versatile. Pale yellows used in sunlit rooms with flowery decorations are very inviting, especially in the morning time. Darker yellows can add warmth to a room even in the winter time. Bright yellows help reduce the amount of illumination needed in a space and are ideal for any room in the house.

So sad that Angie's List requires the contractor be notified!! They have lost me as a client. If I'm dissatisfied and want to give an "F" rating (question/workers...I SHOULD NOT be intimidated into passing up an opportunity to explain my experience! There is NO WAY my contractor got an Aplus rating from over five hundred people....so someone was lying....yet I can't report that without the contractor knowing it? REALLY?

Concrete walls must always be prepared before painting, but in some cases previous finishes will also have to be removed so that paint doesn't peel or chip off. Additionally, special sealants, primers and paints may be applied to ensure concrete's endurance in face of the specific elements. Depending on the wall's condition and exposure to the sun, painting professionals will usually estimate between $500 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.), depending on wall area to cover.

The cost to paint a room will vary based on the size of the room, the type of paint you select, any ceiling or trim work needed, and any repairs needed. If no repairs or other additional work is needed, painting a room with contractor-grade paint could range from $1 to $2 per square foot, including materials. Selecting a luxury paint (some cost more than $100 per gallon) will certainly increase your house painting costs. Here are some additional examples of average house painting costs, per room:
In Mark Twain's classic "The Adventures of Tom Sawyer," Tom tricks his friends into painting his aunt's fence. You probably won't get that lucky, but there are good reasons many homeowners keep their painting in-house. No building codes apply to interior decoration; if you do something dumb, you don't risk life and property as you would if you were, say, tackling a rewiring job; and because labor typically accounts for 80 to 85 percent of the price of a paint job, you'll save a ton by doing the work yourself. This all comes down to the rules.....1. references....does the contractor have them??? I ALWAYS furnish all my prospective customers them....no excuses...2. insurance....again, I always furnish proof....3. Read the proposal carefully...I ALWAYS list materials down to tape used, the brand, the grit of sandpaper, the manufacturer, etc....its INEXCUSABLE to not list all of these items....I am a member of the PDCA, the Painting and Decorating Contractors of America, the foremost authority in the coatings industry and they also approve of what I listed....if you do not follow these guidelines, you will NOT get a job reflective of "professional". Look for the PDCA where any painting contractors are, if they are not a member, RUN! House Painting Westminster Colorado&app=desktop">House Painting Westminster Colorado

Buying a can of premium paint, then bait and switch over to low-line products? Again, complete nonsense. Think about it for a moment; the Painter needs 5 gallons of wall finish. So, he buys one can of premium and the rest 'cheap'? How is he going to hide the 4 other gallons? What's he going to hide it in??? He only has ONE gallon of premium. It's not as though he's going to keep older can labels, they would be covered in paint of a different colour.

I would not recommend this company for the following reasons:1. Original appointment was very specific to them on what was needed and to take photos for 3 apartment unit plumbing fixture repairs. One unit had a bathroom tub/shower backup.2. No photos taken, 3 trips later and only 1 unit completed to satisfaction. (Backup) 3. Other faucets unable to find on line with their suppliers and repair 4. Had to find another plumbing company to complete the jobs. 5. Invoicing had to be redone as not in detail of job address for tax purposes 6. Bad communication throughout the project process with their internal customer service. Their technician and project manager ordering parts. 7. For the back up. Did not bring out correct snake on both trips and had to replace lines as too small to break through backup. Costing over $800 for 3 trips just to complete that situation out. 8. Ordered the wrong parts when 2nd trip out since no photos taken to confirm what was needed. Very dissatisfied and will never ask them to work in any of our rental properties again.
Every home has details that can be accentuated for amazing looking visual appeal and first impressions.  The key is to not make the wrong details stand out.  Entryways, windows, shutters and other details on the home can be painted to make their design noticeable.  However features such as gutters, downspouts, external air conditioning systems, unevenly proportioned windows and protruding garage doors should not be completed to draw attention to them as this will provide a negative results.
When their bids are successful, contractors meet customers to finalize their requirements and plan the order and timing of work. Contractors estimate the time required for surface preparation, painting several coats and drying time between coats. For interior painting jobs, they might have to allow time for clearing rooms. Exterior painting schedules might be dependent on the weather in different parts of the country. Exterior painting is not practical in very wet or very cold conditions.
The companies with the best paint products are Benjamin Moore, Dunn Edwards, Sherwin Williams, and Vista Paint. As a painter I don't recommend Berh from Home Depot as much because it's quality is just marketing. Flat paint has no sheen and it shows its true color, but is not easy to wash or clean. Satin, eggshell have low sheen and is washable. Semigloss ang glossy has a high sheen and these paints are recommended for bathrooms and kitchen or where there's high humidity and steam. Interior house painting costs are calculated on a few key factors. Nationally, interior house painting projects range from $200 to $2,500. The wide price range indicates how much square footage, paint selection and labor can affect cost. One pro uses a laser to measure each room, subtracting the size of the doors and windows, and then bases the quote on the square footage of the actual surfaces to be painted. Painters may provide you with savings if you opt to paint your entire home rather than just having one room or an accent wall painted. For example, the average house painting cost for an 8x12 room with 8-foot ceilings is roughly $200, when contractor-grade paint is used. Painting ceilings, baseboards and frames can also affect cost. Pros may charge per linear foot to smooth and paint baseboards. In one area pros might charge 50 cents per linear foot to paint baseboards, while pros in another part of the country could charge $1.50 per linear foot for the same task. Painters may charge flat rates for painting door and window frames, with one charging $20-$25 and another $60 per door. Geography and regional costs to do business play a major role in the cost of interior painting. The same painter in a rural region has less to pay in taxes, transportation, insurance and overhead than they would in a major city like New York.

Depending on just how dirty the outside of your house is and on the house's size, there are two ways to approach this job. If you live in an average-size house, use a garden hose with a carwash brush attachment to bathe the big areas. For caked-on dirt, use a scrub brush or a sponge and a pail of warm water with a good, strong household detergent in it. Work from the top down, and rinse all areas where you scrubbed with water.
This is an important question and it is just as important that a contract provides a detailed answer and not offer vague generalities.  Have the contractor put the entire process of preparation in writing and make certain that he or she dates and signs it.  Holes and bad spots in walls must be repaired.  All surfaces to be painted must be scraped and/or sanded to remove as much of the old paint as possible.  Ask how many people will be part of the preparation process.  For homeowners who are unaware of it, preparation is equally as important as the painting process itself.

David and his painting team were able to start working even sooner than they had told us originally and they finished much faster than we expected. This was so helpful to us since we were able to start moving things into our new home once they completed their work. We are so happy with the paint colors we chose; David made it easy for us by painting 3 different samples on the outside of the house to help us look at them as the light changed on the house for different times of day. We loved that he offered this to us since we were having trouble picking between 3 different shades of green. House Painting Westminster Colorado
