Labor costs for painting vary widely, depending on region, season, type of painting project, and experience level. On an average, you can expect to pay around \$50 per hour for house painting projects. However, highly experienced painters can charge up to \$70 per hour for specialty projects like murals. A 2,300 sq.ft. single-story home will require around three to five painters to paint the entire house and will take a minimum of five days to complete for a total cost of \$2,400-\$7,000.
To determine how much paint your house needs, measure the house's perimeter. Then multiply that figure by the height, excluding gable ends. Take the measurements with a steel tape measure, or reel out a ball of twine around the house and mark and measure the twine. If you will use a different paint on your home's trim, subtract 21 square feet for every door and 15 square feet for each typical window. Divide the final figure by the square-foot coverage specified on the can of paint to determine the number of gallons you will need for one coat.
Oh, where to begin? Let me start with 'watered down paint'. 25-50% before the material gets to the site? Impossible. You would basically be painting with water at that point. It would be less of a hassle, and cost, to simply use proper material. You would be forced to apply three coats instead of two, as the coverage would be horrible. Whatever cost you think might be saved in materials would be lost in labor.

On the other hand, if you've ever tried to tackle a medium or large-sized painting job, you know it takes a lot more time and energy that it seems at first. Houston home painters take the pain out of the paint and give you revitalized walls and ceilings without giving you a headache. Plus, some homeowners don't have the mobility (and a pain-free back) to be hauling furniture around and then crouch down near the floor with a repetitive arm motion.
These are some fantastic questions to ask and I particularly like the one that is concerned about safety for the painters. After all, if you have a large home and you’re hiring them to paint the exterior of that home then they’ll likely be on scaffolding. Because of that, you need to make sure that the contractor not only provides appropriate safety training, but has the correct liability insurance as well.

#### I want to relate our experiences with "House Painting. Inc".  Mr. James Lee responded to our initial telephone call within a day and came out to inspect our house the following day.  He provided us with a  very thorough inspection of our house and determined what was needed to be done. In addition, he recommended ways to improve drainage around the house and care of brick walkways. Mr. Lee provided us with a complete description of the job, evidence of licensing and insurance coverages and letters of recommendations from past customers. In the end, he provided us a very honest and straightforward quote.

Occasionally a contractor will imply that several painters will be on the job in order to get the job finished quickly.  However, far fewer people may show up to do the actual painting and the job can then take twice as long as the homeowner had been led to believe.  This is common. There is no guarantee that even a written contract stipulating the number of people to be assigned to the job and the amount of time required to finish the job will solve all of a homeowner’s problems, but such a written guarantee can give the homeowner at least some leverage.  It is not unreasonable for a contractor to add a clause to the effect of “weather permitting” when bidding an outdoor job. I like that you mentioned to ask a painting contractor if they have a list of customers you can call who can give you a recommendation. Referrals can be a great way to ensure a company is reputable and has satisfied customers. I want to find the right painter to help me do the exterior of my home. I will be sure to keep these things in mind as I search, thanks.
This is an area that interior painters can easily cut short to save time. Most contracts don't state the extent of the wall repairs included, so it's up to the painter's discretion how much they will do. If it seems like too much work, they'll usually point out the repairs but don't include it in the bid. They'll then ask you if you'd like it fixed after they start your project and let you know how much more it will cost.
Harvey's House Painting recently painted the exterior of our home. Rich, the owner was very professional and gave me a great bid which included quality paint from Sherwin Williams. I was pleased with the price as well as the work that was done by his crew. I am very specific with details and Rich made sure that his crew came back the last day to complete all touch up areas that I needed and to make sure everything was cleaned up properly around the home. He even included additional dry rot repair for no extra charge. I would highly recommend Harvey's House Painting for all your painting needs.

"Jose was amazing! I had asked for just a quote on a texturing job, and he was over within the hour. Not only did he give me a great quote, but he was able to fit the work in for me that day. He did such a great job mudding and texturing (and really fast for how perfect it came out), that I asked if he could paint the same room and the exterior of my garage as well. He happily agreed and finished all of this in one afternoon! All of my neighbors were impressed. He even went to work on another job while the texture was drying to maximize time. Such a hard worker. He is the man. I definitely kept his number handy for my next project & won't hesitate to call him again. I'd recommend him to anyone."

My wife and I couldn't be more pleased with Rich Harvey/Harvey's House Painting. Rich met me at my new home I just purchased to walk the entire house and provided a detailed quote less than 48 hours later. Rich was on time and also gave me a professional packet of detailed information to keep on his company (including a copy of his Certificate of Insurance) and the services they provide. His crew showed up on time every day, was extremely friendly, professional and completed the job on time. The quality of the work was outstanding, and even during the final walk through, both Rich and myself pointed out a few areas of touch up that needed to be completed and his crew did all of the minor touch up work right on the spot. When the job was complete, the final amount was exactly what Rich had quoted me, and VERY affordable (especially compared to other highly rated companies in the area I had quote the same job.) Rich has a great approach, he's honest, straight forward and was a pleasure to work with. I would definitely hire him in the future for any inside or outside painting job!
Not only did they paint our home- they also helped reattach a drain pipe that had partially come off the home, removed a small bee or wasps nest hanging off a side of the roof (this was SO nice of them and totally unexpected), and painted over some railings that were in serious need of TLC but were not included in our quote (we didn't ask for them to be painted when James came to meet with us). David asked my husband first about the railings and only painted them when he gave them the okay- it looks so much better and we appreciated this so much! While the painters were working we also had a termite inspection and contractor come over to look at something in the kitchen- David's team had no problem with this and were very accommodating.
Just as with exterior painting, picking the right color scheme for interior spaces requires a certain amount of imagination and creativity. Simply thinking about what color would look best on a wall isn’t enough to ensure a positive paint job. Virtually any color will look good on a surface as long as it is applied correctly, but choosing the right color involves looking at an interior space with a very critical eye.

To maintain a wet edge, start near a corner and run the roller up and down the full height of the wall, moving over slightly with each stroke. Move backward where necessary to even out thick spots or runs. Don’t let the roller become nearly dry; reload it often so that it’s always at least half loaded. Keep the open side of the roller frame facing the area that’s already painted. That puts less pressure on the open side of the roller, so you’re less likely to leave paint ridges when doing DIY wall painting.

Painting interior walls is a task better accomplished with foam rollers, because they are easy to use and can evenly cover large surface areas quickly. Foam rollers and brushes should never be overloaded with paint, as it can create drips, uneven coverage and can take longer to dry. It’s easy to get frustrated when the paint is fresh and does not look like a photo from the paint catalog, but remember: that’s something that usually happens after the second coat dries.
Acquire liability insurance. In the event of accident, injury or property damage, liability insurance will protect you from having your assets seized. Look into a few different providers to compare rates and see what sort of coverage they offer. Good insurance is absolutely critical for small business owners, who stand to lose a lot more should something go wrong.[14]
Using the right software makes your job much easier and helps you get the best possible results. You can easily find the right paint combinations to please your client and quickly order the paint from a nearby store. A good field service management application, such as mHelpDesk, allows all departments of your business to smoothly coordinate their efforts, eliminating wasted time and producing happy customers.

Trees, bushes, and ornamental shrubs can also get in the way of your painting. Prune any branches that hang over the house or brush up against walls. Evergreen trees and tall bushes growing close to the house can be wrapped with canvas drop cloths. Tie one end of a rope around the trunk at least halfway up. Pull the top of the tree out and away from the house, and tie the other end of the rope to a stake placed farther out in the yard. Cover smaller shrubs, flower beds, sidewalks, and driveways with drop cloths to protect them from paint drips and spills.

Stucco is a specialized material that requires extensive preparation work (cleaning, caulking, filling in cracks, etc.). Additionally, paint suitable for rolling or brushing over stucco varies greatly depending on location and climate conditions. Some stucco paint varieties will chip and peel away in certain climate conditions, so painting professionals won't recommend them. These factors make stucco one of the more expensive siding materials to cover. You can expect to pay anywhere from \$900 (~500 sq. ft.) to \$3,000 (~1,500 sq. ft.) to have stucco revitalized with paint, depending on how much is needed to cover the home exterior.

basic formula? single color exterior labor only ranges from \$0.85 to \$0.95 per sq foot as a BASE starting point. Prices go up depending on multiple colors, slope of surrounding areas, multiple stories..etc.Some painters charge per window to mask off. Ive seen \$25 a window to \$50.  Interiors without flooring can be factored the same way. When you start having to do multiple colors, cut ins, masking, room isolation...etc. the price jumps considerably. I always start with a base of \$0.85 a sq foot and figure it out from there. the season plays a major role too. paint and materials are charged separatly and are typically marked up at a minimum of 15%. I always tell clients this. that way they pick the paint out they want and what quality they want as well. Anyways...thats your base. 1250 sq foot home @ .0.95 a ft = \$1,187.50 (one color). Pressure washing, Add another \$45-\$55 per hour. a 1250 sq ft home is not going to take longer than 2-3 hours if its a single story.
• One room or the whole house? Applying one coat in one room is a reasonable DIY Saturday project (especially if you have help and beer). Multiply the time spent moving furniture, prepping walls and sanding old trim by the number of rooms in the house, and you might want to hire real help. It's the same outside. You can probably tackle one shady garage wall that needs a little scraping and sanding plus a coat of paint, but covering all surfaces of the house is usually best left to a pro.

```Consider credentials. Before you hire someone, consider his credentials. Membership in a trade or local business group, for example, isn’t a guarantee of quality work, but it shows a level of commitment and reliability on his part. Also verify whether the pro has the appropriate license(s). (You’ll find the licensing information in your state at the Contractor’s License Reference Site. Also check with the Better Business Bureau, the attorney general’s office in your state, or a local consumer-affairs agency to learn whether the contractor has a history of unresolved complaints. OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. Contractors that do not like the customer to be around looking at the progress don't get the job.
This job is usually done by a professional house painter. The painter will assess the walls, clean, and make any necessary repairs or removal of old wall coverings. They will also tape off any adjacent surfaces and cover nearby furniture and floors with drop cloths. Typically, they will apply a layer of primer, then one to three coats of paint, depending on the color and coverage. Once the paint is dry, they take a final walkthrough to inspect and make any necessary touch ups.
###### According to the Bureau of Labor Statistics, 45 percent of all painters are self-employed, though that number may be slightly higher if companies hire freelancers or self-employed painters as part of their team. The price that painters charge for their services is largely dependent on their association and whether the job is completed in the warmer or colder months (painters often charge more in the summer and less in the winter, given demand and other factors). More information regarding painter rates and associated factors is included below. House Painting Westminster Colorado&feature=kp">House Painting Westminster Colorado
Good contracts include descriptions of prep work and repairs; paint specs by brand name, type, color and product number; the number of coats; and a full description of the work, including frequently omitted items such as cabinet interiors and shutters. Minimize delays by specifying that, weather permitting, work will be continuous. Get a payment schedule that minimizes the down payment — the more payment you can withhold until the end, the more leverage you'll have to get the job done well and per your specifications. Insist that contractors provide proof that they carry both general liability and workers' compensation coverage.
The color scheme that is chosen for the home creates the initial impression that an individual has of the premises as a whole.  Whether complimentary or unflattering colors are selected, the house will gain an identity of its own when the paint is applied.  There are many times that a homeowner misses opportunities to accentuate positive attributes that the home has to offer by failing to choose the best exterior paint colors.
If you're going to do any part of the painting or prep work on your own, you must know that the first step in preparing a surface is washing it. Since dirt can affect the smoothness of a surface area -- and therefore paint's adhesion to it -- use soap to remove any dirt or stains. Make sure there's no soap left on the walls when you're finished; also make sure to remove any gloss with sandpaper and vacuum up the leftover dust.
When I had my interior painting done, after clearing out all of the furniture, myself, I also removed all of the wall plates in all the rooms to be painted. They were a beige color and probably yellowed. The wall was originally an off white and I had it painted a light-mid grey, so those wall plates would look terrible. After pricing replacement plates, switches and outlets (Would have been way too expensive to replace all of them), I decided to just paint all of the wall plates, switches and outlets (Used just a black gloss spray paint). I sprayed the plates outside and used a small brush on the switches and outlets. It worked out just fine and the blacks plates, etc compliment the wall color. It has been 7 years and the plates, switches, outlets are holding up well. House Painting Westminster Colorado
I have been working on getting my living room remodeled, and have finally made it to the painting portion of the process. I have never painted something like this before, and would like to hire a residential interior painting service to come do the job. But with not knowing what it is I need to look for, I could use a little help. The point you made about asking the contractor what will be cleaned up after the job is finished, is something that I never even thought about. I will have to remember to make sure that I get it in writing that once the job is complete, they will remove everything. Thank you for all the insight, it will really help make the process simpler.
David and his painting team were able to start working even sooner than they had told us originally and they finished much faster than we expected. This was so helpful to us since we were able to start moving things into our new home once they completed their work. We are so happy with the paint colors we chose; David made it easy for us by painting 3 different samples on the outside of the house to help us look at them as the light changed on the house for different times of day. We loved that he offered this to us since we were having trouble picking between 3 different shades of green.
If your home was built before 1979, the paint might contain lead, which is extremely hazardous to children age 6 and younger. I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.
With that said, here's the reality of that particular scenario. Painters do put water in the paint, but not for reasons you would think. Some materials need to have their viscosity manipulated in order to slow drying time, allowing gravity to 'smooth' out the product for a better finish. It also prevents 'drags' and 'sausages'. I personally try not to do it too often, but from time to time I have to. I want my client to have a proper finish.
This is the second time we've worked with House Painting, Inc. and we love them.  For both our interior and then our exterior the job was done beautifully by incredibly pleasant and skilled workers.  In both cases great care was taken to protect our furnishings/landscaping.  The painters were conscientious, professional and thorough.  The price was fair and represented great value for money, particularly given the quality of the personnel, the job and the customer service.
Payment. Every client is different. Every job has it's own unique set of circumstances. I always start off the discussion with my clients saying that I'm flexible on how they would like to proceed with payments but that I prefer half down. I refuse to change order. Change orders are my last resort. Instead I ask questions at our initial meeting and try to be sure to cover all bases before I submit my estimate.
Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint.
Look for signs of a good contractor.Product knowledge and clear communication are the signs of a good contractor. “Look for a pro who recommends high-quality paints,” says Rance. “They should prioritize finish and durability over speed of application for a long-lasting paint job.” And, notes Bunting, a good contractor will respond to you in a timely manner.
Painters will need several supplies for your home exterior project in addition to paint. Consider personally providing any materials that can be obtained without a license to reduce project costs. Painting supplies are also handy to have around for maintenance and touch-up jobs after the job is complete. The cost to invest in painting supplies will probably run you no more than \$200 to \$300, unless you buy really high-quality products from specialized paint shops. Consider purchasing the following:
Pressure washing, scraping, stripping, sanding–it’s dirty, hard work. In fact, greater than fifty percent of the time spent working on a home’s exterior finish should be devoted to surface preparation. This kind of preparation is particularly important here in New England where we experience such a wide range of weather. Historic homes (100-400 years old) are especially vulnerable because their thicker layers of paint become impermeable and too brittle to flex with seasonal changes of humidity and temperature.
Because it is next to impossible to find out information about local painting contractors on the Internet, the old adage “talk to neighbors” applies here. Some painting contractors display signs on the lawns of houses they are working on, but you find this more with general contractors and siding and replacement windows companies. So, other than the painter’s white panel van out front, you often do not know what is going on inside your neighbors’ houses.
